I use 3 key marketing strategies to attract buyers to my listings.

The property must be priced right. It needs to be priced to the market and recent comps.

Stage the property. An empty house is not as appealing as one that is nicely furnished and has pictures on the wall.

When posting photographs of your listings, make sure they are high quality. I take my own pictures and only post the very best.

In today’s market, the key marketing strategy to bring buyers to our listings is what we call "The Five Rights":  house right, yard right, price right, marketing right and the right sales associate. These steps will help sell your house in the smallest amount of time, for the greatest return.  In the category of marketing, "Great Professional Photography" is key.  Without a doubt, top quality images of your well staged home and yard will do more to promote your property than anything else.  A picture is still worth "a thousand words"...a good picture is worth thousands of words.  Since most buyers now use the internet as their main information source when searching for homes, it is very important to upload the maximum amount of photos allowed by the NWMLS or your website to promote your listing and professionally represent your seller.

According the 2009 National Association of REALTORS® Profile of Home Buyers and Sellers, 90% of all Home Buyers used the Internet as an information source. In light of that statistic, the primary task for today's real estate professional is to achieve the greatest amount of effective Internet exposure possible for their client's properties. This is a strategy that involves using tools like Real Estate Shows, vFlyer, Postlets, ListingExpress, etc. to efficiently create quality presentations, then upload them to high traffic platforms such as Zillow, Trulia, craigslist, and others.

Additionally, in today's challenging market, pricing is KEY. You can do an amazing job creating a quality marketing presentation, but if the price isn't realistic enough to attract interest, it's all in vain.

Quality images in fully loaded photo galleries are vital as well. It continues to amaze me how many agents do a huge diservice to their clients by taking such poor quality pictures and uploading less than the available 15 images afforded by the NWMLS.

As you can see, there are some common themes to help bring buyers to your listings.
1. Price your listings realistically to sell based on current market conditions
2. Use quality photos and have the house staged
3. Create broad internet exposure

Present these marketing strategies in your listing presentations to demonstrate how you will attract qualified buyers to their home. It will give you the competitive edge.
